You have to move And Can't Wait

When you have to move the best time is Now.

You're TIMING is Flexible with Having to Move

Wait for less homes or no homes to be listed around you.

Due to numerous changes taking place from work to family, buyers are always in the market 365 days a year. The most important thing for a seller to do is to make sure they have the most attractive offer the buyers can see compared to the other sellers within the same price point and area. You want to create a home showing frenzy the first few days your home is on the market. Doing so creates urgency and a fear of missing out to own your home.

WINTER

Fewer homes are on the market during this time for numerous reasons but buyers are still needing to move. Buyer demand can be higher than the inventory which can drive prices up.

SPRING

There are a lot of buyers and sellers out during this time. One of the bigger times of the year for a lot of home sales to take place in a short amount of time. March, April and May tend to be busy.

SUMMER

During the summer months of July and August, things tend to slow down due to Vacations and preparing for school.

Fall

September and October can become crazy times for home selling. School is back in session and for some reason, the buyers and sellers are out in full effect.

Is radon testing required to sell a home?

rsz_depositphotos_176373998_xl-2015 Tips for selling your home

You are not required to do radon testing when selling your home. However, most buyers will want to test for radon during their home inspection. If you deny them of that right they may walk away from your home and pursue others.

If your home test above the recommended radon level that is no longer considered safe you will be required to install a radon mitigation system. The radon system will typically run around $1,000. Homes with extremely high radon levels could require two systems.

If you don’t install the radon system, they buyer will likely walk away from their contract with you. You will be required to disclose the radon levels when you remarket the home to new buyers. Simply put, if you need a radon mitigation system just install it and save your self from unneeded head aches.

Home seller checklist even if you hire an agent

rsz_191632_banghead_v2_nostripe3_022717 Tips for selling your home

Organize everything. Buyers are going to look and invade all spaces to see the possibilities.

Make necessary repairs to your home vs being lazy, doing nothing and losing buyer interest.

Keep your home clean before the listing, during the listing and once you leave after title transfer.

Fill out all required disclosures to protect yourself and make your buyer aware.

Provide important information agents and potential buyers need to know about your home.

Be inconvenienced with a lot of calls, emails or texts for showings, questions, and feedback.

Leave your home during agent showings so the potential buyers can focus your home not you.

Leave your home during inspections so you don’t become a distraction or get in the way.

Negotiate at least during two different times for every contract you sign with a buyer.

5 tips for selling your home

Try-my-5-home-selling-tips Tips for selling your home

The market determines the price of your home not you or an agent. Agents like to remind you about this during price decreases on your home.

The condition of your home determines a wholesale or retail pricing strategy. Buyers are not stupid and know when you’re overpriced.

Marked up to mark down loses out compared to be priced to sell from the start. Don’t think they will make an offer on my overpriced home.

Stay away from agents who try to buy your listing. I.e. They tell you what you want to hear and show zero data to back up the fake value.

Homes that sit on the market are less desirable and often sell for less for many reasons. No one wants to buy someone else’s problem.

9 home seller mistakes to avoid spoken from the buyer

They are absolute slobs, look at this place.

There are so many repairs we would have to do.

OMG what’s that smell? I’m about to barf.

There is no way this home is worth that!

Skip it, if its that hard to for you to show us.

They wouldn’t even negotiation on one thing.

I couldn’t even walk into the garage.

It’s weird they never leave and have to follow us.

Can you believe they left the home a mess?

“I only used a portion of the information from the Home Sellers’ Blueprint Implementation plan, and I saved roughly $15,000 selling my duplex near the Ohio State University.  There was no agent on either side. Paperwork was a breeze and both myself, and the buyer are happy.”

9 reasons not to be cheap on a buyers agent’s commission

rsz_letsbefrank1 Tips for selling your home

The majority of buyers will use a buyer’s agent because it is in their best benefit when buying.

They will find reasons their buyer shouldn’t consider your home.

They may make up reasons not to show your home at all to their buyer.

They will not be excited about your home and the lack of enthusiasm will transfer to the buyer

Buyers trust what their agent tells them so their opinion can ruin the chance for an offer.

Agents may disclose the lack of commission you offer and will question where else your skimping.

You loose the opportunity to get buyers agents working for you and pushing your home.

They agent can be extra tough during negotiations in hopes to blow up the deal.

You come across as being a jerk that doesn’t value what a buyers agent can do for you.

If using a listing agent, know how they are paying a buyer’s agent

rsz_golden_pig-removebg-preview Tips for selling your home

Listing agents are the ones who determine with the buyer’s brokerage will receive upon the completion of the sale of your home.

In many cases, the listing agent will take the majority of the commission. They do this because of the upfront costs they have with listing your home. They assume the risk of your home selling and recouping the expenses incurring for their efforts. I’m not against this uneven pay structure if it’s fair.

Couple things to consider as the seller.

1. Is the buyer’s agent commission different if a buyer’s agent from your brokerage is involved in the sale compared to a competing brokerage?

2. Is your listings buyer’s agent commission on the low end or competitive with other active listings around you.

You want your listings buyer’s agent commission to stand out in a positive way. A buyer’ s agent is the one bringing the deal.

You are not hiring the listing agent to bring the buyer themselves even though that does happen from time to time.

Your listing agent is there to bring you an offer you want at the price you want at the terms you want. This happens by their guidance on making your home attractive to buyers, so the demand is built up and you can finalize your home sale in the shortest amount of time possible.

By making your buyer’s agent commission competitive or the best available you should witness great results as long as the price and quality of your home are in line.

Without a buyer, your home is not sold

Your goal when listing your home is to attract as many buyers possible, to create more urgency with your home. When you have a lot of genuine urgency you get buyers competing for your home, which can lead into more offers and a favorable contract price and terms for you.
